1. The initial conversation
The first steps to building a home starts with a detailed conversation to understand your needs. This includes the size of home you’re thinking about, how you plan to use your space, your style preferences, and any must-haves or deal-breakers.
We also review your budget. This isn’t just about what you can spend, it’s about understanding your priorities and expectations, so we can give you advice that’s both realistic and aligned with what you want to achieve.
2. In-office consultation
The next step is a sit-down consultation at our office. Here, we look at examples of previous homes, discuss your vision in more depth, and start developing a clearer direction.
If you already own a block, we assess it for key details like orientation, slope, soil type, and local council requirements. If you’re still looking for land, we help you understand what to look for so your home design and site complement each other without adding cost or complexity later.
3. Preliminary planning
Once your vision and site are clear, we move into the design phase. You’ll work directly with Lee Makin and our Building Designer to create the initial layout, structure, and visual concepts for your home.
We focus on how the home will function day-to-day, not just how it looks. This includes room orientation, traffic flow, natural light, privacy, storage, and long-term liveability. We refine the plan until it meets your needs and budget.
4. Fixed price proposal & contract signing
Once the design is final, we prepare a fixed-price proposal. It includes a full breakdown of inclusions and costs, from materials and fittings to allowances and approvals, so you know exactly what you’re paying for.
If everything looks good, we move forward with signing the building contract. This agreement confirms the scope, pricing, and terms, providing certainty before we start.
5. Full documentation
Now that your contract is signed, we prepare all the documentation required for building approvals. This includes:
- Site plans and working drawings
- Structural engineering documents
- Energy efficiency reports
- Bushfire or coastal zone reports (if applicable)
- Council submission packs
Our team handles this process from end to end, including communication with consultants and authorities, so you’re not left chasing paperwork.
6. Building approval
Once all documentation is submitted, we manage the building approval process on your behalf. We work closely with the relevant local council or certifier to make sure everything is compliant and ready to proceed.
Once approval is granted, we finalise scheduling and prepare to break ground.
7. Construction
From slab to fit-out, we manage your project using trusted local trades and suppliers who meet our quality standards. We’re across every stage of the build and ensure that all works are completed to spec and within schedule.
You’ll receive regular progress updates and can visit the site at key points to see things taking shape. If there are any decisions or adjustments required during the build, we’ll discuss them with you directly.
8. Handover
Once your custom-built home is complete, we organise a final walk-through with you. We check finishes, confirm all systems are working, and complete a handover inspection list.
You’ll receive the keys, a handover pack with all warranties and documentation, and contact details for any follow-up support. Our team remains available after you move in to help with any post-build questions or adjustments.
